Good morning Jared!
I am very new to blogging and I checked out your market trends info. I find market trends info of interest. As you mentioned 1 month's data is a snapshot and looking at last quarter and a year ago's numbers, could show a trend.

Looking forward to your future post and I am planning to attempt to do a similar post for the SW Washington-Portland Oregon metro areas.

I agree, maybe I was stretching for a silver lining. Shortly after writing the article I made the rounds at local shops looking for something specific, ultimately I had to look to Utah to find a store with what I wanted in stock. There is no denying retail in Poky is pretty bleak right now.

Guns and ammo may be just as easy to get at a local dealer, but what about specialty camping and hiking supplies? The local shops I've visited have a very limited display, and to mail-order from them is very expensive.

This will drive me to do even more shopping online as it is not worth the cost to order from a local shop.

I also liked that I could see things "in person" at the SW before buying.

Overall it is depressing that we have to drive up to IF or down to SLC for more and more retail chains.

I had not heard that. I did hear they were trying to get financing from a Canadian company, then that fell through. The company since has filed Chapter 11 Bankruptcy.

It is funny to see even the speculation of this having such a dramatic impact on short term home sales - a drop of $4 billion this week alone:

That is an interesting point, and I did see a few transactions rushed to take advantage of the Nehemiah program before it was eliminated on October 1st. I would guess that overall that might help explain the stong September. Personally my busy September translated into October closings and listings. It will be interesting to see how it pans out in the coming month and quarter.

Do you think the new mortgage rules that went into effect Oct 1st pushed people into buying fast in September? I hear multiple markets did well in Sep, but have terribly low pending contracts for October.
Is it a similar situation in Pocatello?
